Can you maintain equipment in a historic home without disturbing finishes?
Yes. We work carefully around plaster, millwork and original details, use protective coverings and access equipment through established service paths.
Beverly Hills residences range from mid-century homes in Trousdale Estates to historic Mediterranean and Spanish estates in The Flats and grand properties north of Sunset. Many have been renovated several times, and their heating and cooling systems reflect that history. Our maintenance program brings order to it: every system documented, every visit measured and every household served discreetly.

In older estates it is common to find equipment from several decades, ductwork routed around plaster ceilings and attics, and controls added by different contractors. Our first visit maps all of it, recording each system's location, the rooms it serves, its filters and its condition.
From there, each visit measures static pressure, temperature split and refrigerant performance, so gradual changes are caught early and planned for, rather than discovered on a hot afternoon. Over time, this record also guides sensible decisions about which systems to repair, which to upgrade and when.
Properties in the Beverly Hills Post Office area and along Benedict and Coldwater Canyons sit closer to the hills, where afternoon heat and autumn winds are stronger. Summer visits focus on cooling capacity and outdoor coil condition, especially for equipment tucked into hillside yards or on roofs.
Before Santa Ana season, we test fresh-air dampers, change or inspect high-efficiency filters and confirm the home can close up and clean its own air if smoke drifts in from the mountains.
The Maintenance Membership covers two seasonal visits. The Priority Membership adds quarterly visits with preferred scheduling. White Glove Home Climate Management is our most complete program, covering filters, UV lamps, fresh-air and damper care, duct attention and an annual review of every system on the property.
Each membership is tailored by proposal to the equipment in place, across all major brands. We coordinate with estate managers and staff, respect household routines and privacy, and keep every visit quiet and orderly.

Yes. Many Beverly Hills clients prefer that we schedule and report through an estate or house manager. Written summaries follow each visit.
Yes. We service all major brands and system types, and the membership is tailored to everything the property has.
We let you know well ahead of time, explain the options and, if replacement makes sense, plan it for a convenient season rather than as an emergency.
