How often should beachfront equipment be serviced?
More often than inland equipment. Quarterly visits are a good baseline for homes directly on the sand, since coil cleaning and corrosion checks make a meaningful difference to equipment life.
Malibu asks more of a heating and cooling system than almost anywhere else in Southern California. Salt air works on outdoor coils and hardware, marine humidity settles into coastal homes and canyon properties face heat, wind and smoke in the autumn. Our maintenance program is built for these conditions, from beachfront homes on Carbon Beach and Broad Beach to hillside properties in Latigo Canyon.

On the beach side of Pacific Coast Highway, salt spray and fog reach outdoor equipment every day. Left alone, it corrodes coil fins, fasteners, electrical connections and cabinet panels well before their time. We rinse and clean coils with care, inspect for early corrosion, check electrical connections and note where protective coatings or stainless hardware would extend equipment life.
Homes in Malibu Colony and along Broad Beach often have equipment in tight side yards or on roof decks, where access and drainage need particular attention.
Coastal homes can feel cool but damp for long stretches, so we confirm that systems are removing moisture well and that drain lines and pans stay clear. On Point Dume and in Serra Retreat, we look closely at airflow and fan settings, since a system that runs too fast can cool without drying the air.
Canyon properties face a different season. Before the Santa Ana winds, we test fresh-air dampers, change or check high-efficiency filters and confirm each system is ready to close the home and clean its own air if smoke arrives.
The Maintenance Membership covers two seasonal visits. The Priority Membership adds quarterly visits and preferred scheduling, which many beachfront clients choose because of salt exposure. White Glove Home Climate Management covers filters, UV lamps, fresh-air and damper care, duct attention and an annual review of every system.
Every membership is tailored by proposal to the equipment in the home, across all major brands. We plan visits around Pacific Coast Highway traffic and the household's schedule, and keep our presence discreet.

It can be slowed considerably. Regular coil rinsing, protective coatings, stainless or coated hardware and good equipment placement all help. We recommend measures based on each home's exposure.
Often the system is not running long enough or slowly enough to remove moisture. We review airflow, fan settings and equipment sizing, and recommend dehumidification where it would help.
Yes. We can check systems while the home is unoccupied, coordinate with property managers and make sure everything is comfortable before your arrival.
Share a few details about the home and its systems. Riley Rea or a senior team member will reply personally and arrange a first visit.
