Indoor Air Quality in Westlake Village.

Westlake Village has some of the most pleasant air in Southern California for much of the year, which is exactly why the exceptions are felt so clearly: oak and grass pollen in spring, dust on windy days, and the smoke that drifts in during fire season. A well-designed air quality system keeps the house fresh on ordinary days and can be closed off when the air outside turns.

Fresh Air That Knows When to Close

Modern homes, especially recent custom builds in North Ranch and Lake Sherwood, are built tight. That is good for comfort and efficiency, but it means fresh air has to be supplied on purpose. We typically use an energy recovery ventilator to bring in a steady supply of filtered outdoor air while exhausting stale air and preserving much of the home's comfort.

During a poor outdoor air event, such as wildfire smoke or a pollution spike, the fresh-air intake can be fully shut off so the house recirculates and cleans its own air until conditions improve. Automatic smoke response is something we design only for homes with compatible integrated controls, and we discuss it during the walkthrough.

Layered Filtration and Clean Coils

Fine filtration in the MERV 15 to 16 range captures the very small particles that make up most wildfire smoke, along with pollen and household dust. An activated carbon stage handles odors and many of the gases that particle filters cannot, which matters in the days after a fire when smoke has a way of lingering in fabrics.

Ultraviolet light inside the air handler keeps the coil and drain pan free of growth. Near the lake, where mornings can be humid, that helps the system stay clean and keeps it from becoming a source of musty odors of its own.

Optional Monitoring

If you want to see what's in your air, we can add indoor air quality monitoring that tracks fine particles, VOCs, and humidity, and ties into your filtration and fresh-air system. It is an addition for households that want it; the fresh air and filtration work fully on their own.

Each design is fitted to the home and works with the equipment already in place. Many Westlake Village households choose to keep it maintained through a White Glove membership, which includes filter changes, UV servicing and a pre-season damper test.

Questions

Indoor Air Quality Questions in Westlake Village

Will this work with our existing system?

In most cases, yes. Fresh-air ventilation, filtration upgrades and UV can usually be added to an existing ducted system, with monitoring available as an option. We confirm duct capacity and airflow first so higher-grade filters do not strain the equipment.

Can the fresh-air intake be closed when outdoor air is poor, such as during wildfire smoke?

Yes. The intake can be shut off fully, and indoor air continues to circulate through fine filtration and carbon until outdoor conditions improve.

Is indoor air quality monitoring included?

It is optional, never required. Fresh air and filtration work fully on their own. If you choose to add monitoring, it usually goes in the primary suite, at least one other bedroom and the main living area.
